Senior Housing Fund

The Lloyd Jones Senior Housing Fund (the Fund) is a private investment vehicle targeting $100 million of equity commitments to invest in senior housing communities throughout Florida, Texas, and the Southeast. The Fund is managed by an experienced Sponsor with a strong track record and an award-winning property management arm.

The Fund plans to invest in cash-flowing properties that are currently age restricted (55+) or that can be converted to senior housing. It will also consider fully entitled development projects based on risk-adjusted returns. The Fund will add substantial value to properties through renovation, re-branding, and strong management.

The Senior Housing Fund properties will be amenity-rich, multifamily communities designed specifically for residents 55+ years of age. Elevatored buildings and single-story cottages will all have access to large clubhouses providing abundant social, educational, and wellness activities. Amenities will include continental breakfasts and frequent happy hours to encourage resident interaction. Concierge services can arrange à la carte options such as housekeeping and meals (provided by a third-party vendor).

Unlike today’s exclusive, ultra-luxury senior housing options that cater to very high-income residents, the Senior Housing Fund will focus on providing affordable rental housing for “Mainstream America.” The properties' rents will be structured to be affordable to the middle-income senior and offer abundant amenities to facilitate and encourage a happy, healthy, and fun lifestyle.

The firm provides an integrated investment/operations platform, with approximately 4,500 units under management and operations throughout the target markets.
